Tenancy Applicant Ratings

 

We use a rating system to quickly identify the quality of a tenancy application. These categories are defined based on measurable characteristics (affordability, rental history and employment check), however they are a guide only. Every applicant is different and the requirements and preferences of landlords are different, and it is ultimately up to each individual landlord to select the most suitable tenant for their property considering the advice of their property manager and the full details of any applications that are presented.

For example, a tenant might be classified Great based on their measurable characteristics, but if they own three dogs and have applied for a property that does not permit pets, that landlord would consider them unsuitable despite the applicant being Great based on affordability, rental history and an employment check.

We present landlords with a summary of any suitable applications that fall into the Great, Good and OK categories. The property manager will provide their advice to allow the landlord to make an informed decision on how to proceed.

Note that in some circumstances applicants may not fit into a general category below. For example, an applicant might have just sold their home and have significant savings while also having no recent rental or employment history. In these cases, if the applicant is deemed suitable, they will be presented with an outline of their individual circumstances for reference.

Great

Applicants meet all of the following criteria:

  • Affordability
    • Applicant can afford over $100 more than the weekly rent amount
    • Income statements provided that prove income (including centrelink, military subsidies etc.)
  • Rental History
    • Applicants have at least 2 years rental history
    • Rated at least a 9/10 by all rental references
    • No history of rent arrears
    • Previous rental ledger shows rent amount being paid is no less than 10% lower than the rent amount for the property they have applied for
  • Employment Check
    • Employer/s confirm applicant's duration of employment
    • Employer/s provide positive feedback for the applicant

 

Good

Applicants meet all of the following criteria:

  • Affordability
    • Applicant can afford over $50 more than the weekly rent amount
    • Income statements provided that prove income (including centrelink, military subsidies etc.)
  • Rental History
    • Applicants have at least 12 months rental history
    • Rated at least an 8/10 by all rental references
    • No history of rent arrears
    • Previous rental ledger shows rent amount being paid is no less than 10% lower than the rent amount for the property they have applied for
  • Employment Check
    • Employer/s confirm applicant's duration of employment
    • Employer/s provide positive feedback for the applicant

 

OK

Applicants meet all of the following criteria:

  • Affordability
    • Applicant can afford the weekly rent amount
    • Income statements provided that prove income (including centrelink, military subsidies etc.)
  • Rental History
    • Applicants have at least 12 months rental history
    • Rated at least an 7/10 by all rental references
    • No more than 3 days in arrears in the past 12 months, and no consecutive weeks of being in arrears
    • Previous rental ledger shows rent amount being paid is no less than 20% lower than the rent amount for the property they have applied for
  • Employment Check
    • Employer/s confirm applicant's duration of employment
    • Employer/s provide positive feedback for the applicant

 

Bad

Applicants do not meet all of the following criteria:

  • Affordability
    • Applicant can afford the weekly rent amount
    • Income statements provided that prove income (including centrelink, military subsidies etc.)
  • Rental History
    • Applicants have at least 12 months rental history
    • Rated at least an 7/10 by all rental references
    • No more than 3 days in arrears in the past 12 months, and no consecutive weeks of being in arrears
    • Previous rental ledger shows rent amount being paid is no less than 20% lower than the rent amount for the property they have applied for
  • Employment Check
    • Employer/s confirm applicant's duration of employment
    • Employer/s provide positive feedback for the applicant

 

Blacklisted

  • Applicant is currently listed on any form of tenant database
